Has it even been announced that there will be an Unreal 3? As far as I'm aware, all imagery so far is simply for the third incarnation of their engine, which doesn't necessarily mean that a third game will accompany it. They could just use it for their tournament series, or different intellectual property altogether (they really do need to move away from Unreal).

guess i'll just quit my job now as an Art Director...wait a second, i'm not an Art Director. i'm not even a 2d or 3d artist...i designed a few levels then got into product/project management. that's right...whew! glad i don't make a living creating art for games.

The engine is Epic's core business, games are getting to be more and more of a sidedish or something. But still something they can make some good money with, so i think there will be an Unreal 3 game.

At the lecture "creating art for next gen Unreal 3" the lead artists showed alot of new vehicles that they had created and the process of modeling for the new engine. They were asking people not to take pics, sucks! because the images were amazing.
At the epic booth at GDC, this year i was lucky to get the final showing of their new WIP game that uses the U3 engine. It was like watching a movie, except the lead designer was playing it. The pics on the unrealtechnology are oudated compared to what they were showing at GDC. The game was squad based, except the camera was interactive, kinda like the opening of Saving private Ryan, shaky cam but not too much. They showed a firefight in a destoryed city. My jaw just dropped when I saw it! as did the developers next to me.

I'm hopeing that Epic Games will be demonstrating the new engine again at the gaming expo here in Raleigh, in June

Actually they make more money off of the games they make then the engines they license. Though I think with UE3 they are going to make way more money than they did with UE2 or UE1.
There is no confirmed Unreal 3 (the game), though I wouldn't be surprised to hear of its development in the next 2 or 3 years.
The art you see in the screenshots from UnrealTechnology.com is a game they are creating for next-gen consoles. Remember that press announcement you saw a couple of years ago that said that Microsoft had teamed with Epic? Yeah, this is it. You'll probably be seeing a lot of Unreal technology-based games on Xbox2.
